RISK MANAGEMENT
Foreclosures - Bank Owned Properties - HOT DEALS - FIRE SALES... REO Properties are a hot topic in this market.  In our system approximately 8-10% of our listings are REO's. Although this means some smoking deals for some. This brings several red flags a waving. Disclosure being number one on the list. Banks/asset management companies depend on their selling/listing agent to notify them of state statutes & local requirements. Failure to comply with local laws & statutes is a violation in which an agent may be held responsible. Be sure you read & understand the bank addendums.  Fully disclose all pertinent issues and material facts to the seller and the prospective buyer. Make sure your E&O insurance covers your transaction (many carriers are not covering transactions involving the transfer of REO's). Check with your broker regarding their policy on handling these bank owned properties. Written communications are advised as part of your file.

COMMUNITY AFFAIRS
Is your license plate in violation?  New AZ law effective Jan 2009,
Starting Jan. 1, police can stop you if "Arizona" isn't clearly visible at the top of the plate. Violators will be fined an average of $135, plus court fees, depending on the city where the violation is discovered. It is up to the officer to determine if  the ARIZONA on your plate is clearly visible. The Arizona Motor Vehicle Division is encouraging motorists to check their plates. Most license plate holders cover the ARIZONA totally or partially, they recommend removal.

SKILLS NEEDED TO MAKE IT, as per AZ REALTOR, November 2008 issue, The Swanepoel Trends Report 2008  report that a survey conducted with over 1000 real estate sales people, the following skills were ranked as the most important for agent success.

• Expanded knowledge of changing market & expertise.
• A good listing presentation and CRM system.
• Stronger web based computer skills; including blogging,SEO and networks.
• Knowledge of financing, foreclosures, short sales & staging.
• Good time managment.
• Enthusiasm and a continued positive attitude.
• Good negotiation skills.

Think back to your last few transactions. How smooth did they go? Was the agent at the other end knowledgeable and skilled?

Positive thinking is contagious! People around you pick your mental moods and are affected accordingly. Think about happiness, good health and success, and you will cause people to like you and desire to help you, because they enjoy the vibrations that a positive mind emits.In order to make positive thinking yield results, you need to develop a positive attitude toward life, expect a successful outcome of whatever you do, but also take any necessary actions to ensure your success. What does this actually mean. It is all about looking at half glass of water as half full or half empty. It also means that you always believe in yourself that “I can do it” and also change the people around you.
