We, the Santa Cruz County Board of REALTORS®, are committed to providing a core of information, education, guidance, ethics and support to our members, which lead us to the top of our individual and joint professions. We will strive at all times to provide the highest quality of service, with integrity to the public to achieve the best obtainable level of economic development and quality of life.

 

PRESIDENT’S CORNER:

Right now, there is a lot of things/issues going on with the county for example: Bill to change number of supervisors from 3 to 5, SCC Comprehensive Plan amendment, Union Pacific/Palo Parado crossing & flood zone maps, all of which I  highly recommend everyone to get involved in. If you want to be notified of Planning & Zoning meetings, Supervisors meeting & Special meetings that address these issues contact Angelika Ortiz @ aortiz@co.santa-cruz.az.us

 

TALKING POINTS:

ü       GENERAL MEMBERSHIP MEETING-  A General Membership Meeting will be held on March 18 at 9:00 AM at the Board Office.  Santa Cruz County Supervisor, John Maynard will give an update of Santa Cruz County.

 

ü       SUPRA-  Agents who have leased a key from the Santa Cruz County Board of REALTORS® & MLS will be exchanging Display keys for the new Active Key.  The upgrade to the Active key is mandatory for any agent who is leasing key from the Board or MLS.  You will be REQUIRED to bring a check for $14.83 payable to SUPRA to the key exchange.  (Check only, no cash, credit or debit cards accepted).  This is the prorated amount for the difference between the Active Key and the Display Key on your current lease.  The date of the annual lease will remain at July 15 of each year.  You MUST attend the mandatory exchange on Thursday, March 27, 2008 at the Esplendor Resort.  You will receive info from SUPRA on your assigned time to participate.  If you are cooperating a key that was issued from another association you do NOT have to do anything.

 

We will also be exchanging AEII boxes that were issued from the Santa Cruz County Board of REALTORS® & MLS on Thursday, March 27, 2008 at the Esplendor Resort.  You MUST attend the mandatory exchange and bring ALL your AEII boxes with you.  You will receive info from SUPRA on your assigned time to participate.

 

ü       TOUR RULES:

A house may be put on tour once by each office.   However, a house may be put on tour again, if a major remodel has occurred or the house has been listed for nine (9) months and has had a 5% reduction in the original price.  New construction homes may be toured once at the agent’s discretion.

 

Effective immediately, if you would like to put a house on the tour please register your house on the Paragon program.  Directions can be found on the main page of Paragon.  Houses MUST be entered by Wednesday NOON, before to the tour.  

 

ü       PRIMARY PHOTO REQUIREMENTS:

 

Section 1.3 Photo:  MLS listings are required to have a primary photo for all classes (Residential, New Construction, Multi-Family, Commercial, Farm and Ranch) except vacant land.  Agents must not use a primary photo of listing agent or office.  For new construction you can use a photo of lot or building permit, picture with under construction banner, footprint.  Agents must not use a primary or interior photo of a similar house when inputting new construction photos. When a new construction has 4 walls and a roof please input new photo showing this.  If a photo is not entered when MLS listing is inputted a written notice will be sent to agent and Designated REALTOR® giving them 48 hours to input photo in listing.

 

ü       SHORT SALES- MLS listings must reflect if it is a short sale by adding to the remarks “subject to short sale”.  If a home is sold as a short sale, an additional field has been added under how sold that should be used when entering sold information.

 

ü       HOME WARRANTY- To be covered by a home warranty contract with plumbing issues, a house must have a clean out present.  Several areas of Rio Rico (Unit 3, Villas 13) and the older neighborhoods of Nogales (Monte Carlo,etc.) that are on sewer should verify during home inspection that a clean out exists. 

 

ü       ADVERTISING-  The Santa Cruz County Board of REALTORS® is

running full page color ads:

                                                Buyer’s market, Seller’s market.

Either way, it’s an “I-need-REALTOR” market.

ü       COMMUNITY OUTREACH EDUCATION-  The Arizona Department of Real Estate Community Outreach and Education Program will be held on March 27, 2008 at 10:30 am to 12:00 pm at Santa Cruz County Board of Supervisors. (2150 N. Congress Dr., Rm. 120, Nogales). Sam Wercinski, Arizona’s Real Estate Commissioner will be in Santa Cruz County to educate and provide an update on illegal subdivisions, drop houses, and Homebuyers’ and Renters’ Bill of Rights. Also hot topics for industry and consumers in you community. This is an opportunity to voice your opinion, concerns, or issues. Please join us!
